BentelyForbes Completes New Lease Agreements with Koll Development and Toombs, Hall & Foster at Preston Commons and Sterling Plaza Office Properties in Dallas.

DALLAS -- Company's Four-Building Office Portfolio Occupies Signature Position in Dallas' Elite Preston Center Submarket; Transactions Represent More Than 22,000 Square Feet of New Absorption

BentleyForbes, a national commercial real estate investment and operating company, announces the completion of more than 22,000 square feet of new leasing within its four-building Preston Center Class A office portfolio, according to David W. Cobb, president and CEO.

Effective immediately, Koll Development will be leasing 12,507 square feet in the Preston Commons II building and Toombs, Hall & Foster will be leasing 9,578 square feet in the nearby Sterling Plaza building. Terms and fees for both transactions were undisclosed.

Cushman & Wakefield of Texas also represented BentleyForbes in the transactions. In its lease agreement, Koll Development represented itself. Toombs, Hall & Foster was represented by Larry Denisoff of The Weitzman Group.

In May 2005, BentleyForbes acquired Preston Commons and Sterling Plaza from a public REIT joint venture for an undisclosed amount. Since that time, the Company has also acquired a single-tenant asset in a sale-leaseback transaction with AmeriCredit for its 250,000-square-foot Class A office and mission critical operations facility in Arlington, TX. BentleyForbes continues to pursue investments in the Dallas Metroplex region, and expects to close on at least one more local office property acquisition before the close of 2005.

Preston Commons is a three-building property featuring more than 418,604 square feet of office space. The campus has direct access to the Dallas North Tollway, Northwest Highway, Preston Road and all major business and transportation centers. Each building features exteriors of red/pink concrete and limestone panels, and reflective glass.

Sterling Plaza is a 19-story Class A office tower featuring more than 302,747 square feet of Class A office space. The building features anodized aluminum facings with view and spandrel glass. The large lobby is finished in natural and polished granite with a granite security console. The building features dramatic views of downtown Dallas to the south and affluent neighborhoods in all four directions. Sterling Plaza is located midway between Dallas' central business district and North Dallas, and located at the southeast quadrant of the North Dallas Tollway and Northwest Highway (Loop 12).
