Behringer Harvard Real Estate Investments and Trammell Crow Services Add Ashford Perimeter to Respective Portfolios.

DALLAS & ATLANTA -- Behringer Harvard Real Estate Investments today announced the acquisition on January 6 of Atlanta's Ashford Perimeter office building by Behringer Harvard REIT I, Inc. Simultaneously, Behringer assigned management and leasing responsibilities to Trammell Crow Services, Inc. (NYSE:TCC).

President and CEO Robert Behringer stated, "We continue to work diligently to invest in strategic transactions. The Atlanta office market is seeing a recovery in occupancy and also experienced positive absorption in 2004. In particular, the Central Perimeter experienced some of the area's largest lease transactions in 2004, further confirming the submarket's long-term desirability."

Lisa Dunavin, Sr. Vice President of Office Project Leasing for Trammell Crow will lead the leasing of the property along with Sonia Winfield, marketing associate. "We are very excited to represent this quality asset which indisputably provides the best interstate highway access in the submarket," said Dunavin.

Ashford Perimeter is a Class A, 288,175 square foot office building that recently received a $3.03 million upgrade and is currently 86.5 percent leased. The buildings tenants include Verizon, XO Communications, Noble Systems and Coalition America, Inc.

With quick access to I-285 and Georgia 400, as well as the area's abundant amenities including more than 250 retail establishments and restaurants, and one of the top 10 retail markets in the U.S., the Central Perimeter submarket of Atlanta, Ashford Perimeter is located at the core of the metro area's most desirable office market.
