Behringer Harvard Funds Adds Call Center to Short-Term Opportunity Fund Portfolio.

DALLAS -- Strategic Purchase Gives Behringer Harvard Funds Additional Opportunities in High Growth Plano, Texas, Market

Behringer Harvard Funds announces the acquisition of the Telvista Call Center, a Plano, Texas, office building, which is a single-tenant data center. Located at 1221 Coit Road, the call center is situated in a high growth area near George Bush Freeway (Hwy 190) and Central Expressway (Hwy 75N). The asset was acquired for the Behringer Harvard Short-Term Opportunity Fund Portfolio, in a joint venture with Realty America Group.

Renovated in 1998, the building serves as a customer support and sales center for CompUSA. Currently sub-leased to Telvista, the call center is a unique, 125,030 square foot, one-story building situated on 12.29 acres. Telvista is a current tenant of the center with a long term lease commitment.

"The Telvista Call Center is a strategic purchase based on location and function, and is an ideal fit for our Short-Term Opportunity Fund Portfolio," said Robert Behringer, the founder and CEO of Behringer Harvard Funds. "The recent renovation also gives this property more value, flexibility and functionality for future occupancy." Behringer further noted that the scale and timing of the asset's potential near term capital appreciation correspond well with the fund's overall strategy.

The renovation included exterior updates and interior upgrades: adding a second floor mezzanine, ten training and conference rooms with a combination of carpet and vinyl floor coverings, as well as a lunchroom with tables, cafeteria-style serving line and food warming equipment. Modernizations were also made to electrical system for state-of-the-art computer systems, lighting and security. The data center offers approximately 1,035 parking spaces with a ratio of 8.28 spaces per 1,000 square feet.
