Bargain basements a thing of the past as Madison's retail rents top $902 psf.

In the 1940s and 50s, some of the major U.S.  (from 57th Street to 72nd Street) hit a new record for the corridor, with an average ground floor asking price of $902, followed by Fifth Avenue (49th to 59th streets), which surged to $844.

"When we started surveying these prime retail corridors nearly five years ago, average asking rents on the major streets like 57th Street and Madison or Fifth Avenues was considered high at $600 or $650 per square foot. Now the asking rents have reached new highs with Madison Avenue hitting an unprecedented $902," said Steven Spinola, REBNY President.

"The record surge in asking rents--in all the prime corridors surveyed--demonstrates retailers' interest in locating their stores in the most heavily trafficked areas of Manhattan. Furthermore it is evidence of the overall health of the retail market."

Forty-second Street (from 6th to 8th avenues) had the highest percentage increase overall for average ground floor asking rent, soaring 85.9% to $290 per square foot.

The average asking rent per square foot for all Manhattan retail space, ground floor and other, rose 4.9% from the same period last year to $108. Other report findings include:

* The East Side overall reported the highest average asking rent per square foot of $178. Midtown followed with $138 per square foot. Both were higher than last year.

* Midtown South posted the largest percentage increase in average asking rent per square foot of $16.4%, followed by the East Side at 11.3% and Downtown at 9.8%.

* Asking ground floor rent per square foot in the Midtown major corridors increased 37.2% to $538; the East Side ground floor rent on the major corridors increased 26.7% to $564 per square foot.

* The Downtown overall asking rent increased nearly 10% to an average of $90 per square foot.
