Baldassano's 102 Motor Parkway lights up Long Island.


On the historic site of Vanderbilt Motor Parkway is a new 204,000s/f, six-story prominent glass and stone office structure that mirrors its adjoining sister building and completes the park-like complex.

Gateway to the Hauppauge Industrial Park, home to more than 1600 companies, 102 Motor Parkway, designed by the Ronkonkoma based Baldassano Architecture, is scheduled to open by July 1.

It is offering unmatched amenities and full service high tech capabilities that will appeal to the same sophisticated corporate tenants as in 100 Motor Parkway including Countrywide, Bank of Smithtown and Allstate Insurance.

Owned and built by Tritec Corporation, the new 102 Motor Parkway opens onto a newly landscaped outdoor plaza with seating where tenants can relax and congregate con·gre·gate

"Linking the two facilities above ground as well as at the lower level while infusing the interior with natural light was the key challenge to Baldassano," says Phil Monastero, partner.

The below grade concourse is defined by a dramatic curved wall that gently guides tenants between the buildings. Designed to attract tenants to the combined amenities in 100 and 102 Motor Parkway and provide easy access, this dramatic corridor is expected to feature a historic photo art mural on the wall expressing the evolution of the Motor Parkway and building site.

Set six stories above ground level with articulated roof screens, the twin buildings are clearly visible from the Long Island Expressway. Baldassano used the same aluminum framed reflective glass facade for a jewel like upscale image while allowing an abundance of natural light to filter into the three story lofty open atrium atrium (ā`trēəm), term for an interior court in Roman domestic architecture and also for a type of entrance court in early Christian churches. The Roman atrium was an unroofed or partially roofed area with rooms opening from it.  that connects the lower level to the lobby up to the second floor in each building.

Continuing the open, airy environment in 102 Motor Parkway, as in the first building, completed in 2001, Baldassano designed an ornamental, cantilevered steel staircase in the main lobby. "Using tube steel creates a solid structural element with a spacious feeling while connecting the three atrium levels," says Monastero.

"Open risers and thinner pieces of metal allow for sturdiness as well as a more delicate appearance."
