It's likely to be a winner for a couple of reasons that have been in play for months in the residential real estate market: strong demand and tight supply.

Sares Regis is replacing that big building with 23 smaller ones that will range in size from 4,000 square feet to 9,700 square feet.

The plan is to sell them, but leasing is also an option. They could be spoken for before they are finished, too.

``That's certainly the hope,'' said Goodman, regional president based in the Oxnard office. ``I think there have been almost no new small buildings available for ownership for a long time in that area.''
