``After years of work, we finally come this morning to welcome the Porto family, embrace them and wish them the best,'' Burbank Mayor Jef Vander Borght said during a ribbon-cutting ceremony. ``All of us have invested countless years trying to find the right mixture of the right tenant and right uses for the area. We couldn't have found a better use than Porto's.''

Owner Raul Porto, 45, said he and his family already are feeling welcomed by neighboring neigh·bor

The city of Burbank gave Porto's a $790,000 loan to help it with the $1.1 million in improvements needed at the former drugstore, which had been vacant since 1998. The loan is forgivable after 10 years if Porto's stays that long. But if its sales exceed $5.5 million in a year, it must give 50 percent of the excess profits toward paying back the loan.

Walter Tobar, 33, of Burbank and his 3-year-old son, Andrew, couldn't wait to eat pastries.

``We've been waiting every day - Is it open yet? Is it open yet?'' said Tobar, a regular at the Glendale Porto's at 315 N. Brand Blvd. ``(Andrew) can't wait to get some juice and bread. This is great.''
