BROKERS OPTIMISTIC AFTER TOURING SITE OF FUTURE WEST HILLS OFFICE PARK.

With its grassy courtyards, apple trees, a brook and an occasional rabbit hopping by, the former Hughes Aircraft Hughes Aircraft Company was a major aerospace and defense company founded by Howard Hughes. The group was based near Ballona Creek, in Culver City, California, USA, on the Pacific Coast.

The tour was part of an open house for the future West Hills Corporate Village, a planned $25 million office park to be built on the former Hughes test site within a year.

After walking the grounds and viewing drawings of what will be the 470,000-square-foot office park, brokers said they doubted there would be any trouble finding tenants for it.

``I think it's going to (draw) the office people from some of the high-rises,'' said Tim Foutz of Encino-based Capital Commercial Real Estate. ``You're coming to another atmosphere.''

About 200 Los Angeles-area commercial real estate brokers were invited to the open house, hosted by Beverly Hills-based Regent Properties and Shamrock Holdings Shamrock Holdings is the firm founded as the Roy E. Disney family investment firm and the Disney family remains a key investor. Roy is its chairman, and Stanley Gold its President/CEO. Shamrock owns a number of assets including hotels and radio and television stations.  of California, the project developers.

The Corporate Village will be located on about 30 acres in the southern portion of the site, which is at Roscoe Boulevard and Fallbrook Avenue. It is scheduled to open in mid-1997.
