In a further sign of continued health in the Manhattan real estate market, the average price for an apartment was $1.02 million in the third quarter, an I 18% rise over last year.

The fact that the median price was up more than the average indicates that the overall market is stronger, with all segments--ranging from studios to 4-bedroom and larger apartments--contributing to this overall growth, said Brown Harris Stevens chief economist The Chief Economist is a single position job class having primary responsibility for the development, coordination, and production of economic and financial analysis. Transaction data for the Brown Harris Stevens 3rd quarter market report is provided by Valu-Exchange, a proprietary database that contains data from all Terra Holdings companies and is the largest known survey of the Manhattan residential market.

This report is based on 2,206 reported sales.

Price growth was seen in all markets over the past year and in all sizes of apartments.

The average price per room for a co-op was $198,866, up 24% during the past 12 months. The average price per square foot for condos improved to $927, up 22% from $758 per square foot a year ago.

In addition, a sharp rise in loft prices continued during the third quarter, with the average price per square foot up 30% from a year ago to $818.

"Our 3rd quarter market report shows that the $1 million average first noted in our 2nd quarter report was not a fluke fluke, parasitic flatworm of the trematoda class, related to the tapeworm. Additional findings from the Brown Harris Stevens 3rd quarter report also point to continued healthy growth in the Manhattan real estate market:

* The cooperative median sale price of $594,300 during the third quarter of 2004 was 38% higher than a year ago. The median price for condominiums was $725,000, a 27% increase from the third quarter of 2003

* The average sale price for coops and condos increased in every segment of the market in the 3rd quarter of 2004, ranging from studios to 4-bedroom and larger apartments, compared with the 3rd quarter of 2003. For example, the average sale price for 3bedroom apartments was $2.31 million in the 3rd quarter of 2004, versus $1.92 million during the same period last year.

* The greatest price increase during the third quarter of 2004 compared with the same period a year ago was for two-bedroom apartments Downtown, which rose 42 percent to an average of $1.04 million

* On the West Side, three-bedroom apartments faired best, with the average price up 33% to $2.44 million from a year ago

* East Side apartments of all sizes also posted strong pricing gains, including a 31% rise in 1-bedroom apartments to $545,800 compared with the third quarter of 2003.
