Austrian Mission accomplished.

The Austrian Mission to the United Nations signed a 10-year lease for the entire 31st floor of L&L Acquisition's 600 Third Avenue last week.

The whirlwind 13,000 s/f deal, which was brokered in little more than two weeks, rescued the Austrian Mission from a somewhat sticky situation.

with just a couple of months to relocate.

"It's not one of your better days when you have to tell a tenant in this kind of situation that the deal fell through because they got bumped," said Cushman & Wakefield broker Glenn Markman who along with Danielle Zimbaro represented the Austrian Mission. "I just told them that we'll work relentlessly to secure them space that they'll be comfortable with." After identifying 600 Third Avenue as perhaps an even better fit for the Mission because of its amenities and closer proximity to the United Nations' east side campus, Markman said a deal was quickly effectuated because of the level of responsiveness from L&L principal David Levinson.

"I called David and told him that I needed him to meet both me and Austrian ambassador that afternoon and show the space," Markman said. "The Mission loved the space and David and I worked through the following weekend to finalize fi·nal·ize

"David's hands on approach was essential to a user who had a bad taste in its mouth from the prior deal."

The Austrian Mission's relocation from 823 UN Plaza wasn't the only one handled by Markman in the wake of the building's sale. In early 2006 Markman and Zimbaro represented the Belgian and Spanish missions The Spanish established various missions throughout the New World as they colonized it, often slightly tweaked due to regional differences. The deal at 600 Third Avenue brings the building, which L&L Acquisitions purchased in partnership with GE Asset Management in 2004 for $212 million, to almost total occupancy.
