    -- Retail and Restaurants - Boutique retail and a variety of
       restaurants on the ground floors of the hotel, residential and
       office

    -- Grocery - upscale grocer on the ground floor of the residential
       building in Phase II (ARC is talking with Harris Teeter)

    -- Big Chimney Park improved with gateways and connections to the
       surrounding streetscape, sidewalks, commercial areas and
       residences, along with funding for programming

    -- Streetscaping - Trees and flowers, pedestrian-friendly
       sidewalks and crosswalks, seating, lighting, and connections to
       community spaces, retail, residential buildings and offices

    -- Parking - More than 1,500 convenient parking spaces

    -- Infrastructure improvements and voluntary concessions to
       improve traffic flow and contribute to the health, welfare and
       safety of residents.
