Atlantic Realty Companies, Inc. Submits Rezoning Application Package for Falls Church City Center.

VIENNA, Va. -- Atlantic Realty Companies, Inc., one of the largest commercial real estate developers in the Washington, DC region, today submitted a Rezoning Application Package for Falls Church City Center to The City of Falls Church.

The Atlantic Realty Companies, Inc.'s City Center development package includes plans for:

    -- Hotel - 10-story, 180-rooms, with 3,000 square feet of
       conference space

    -- Residential -

        -- 500 residential units in a 6-9 story building (Phase II)

        -- 67 age-restricted residential units in the 11-story
           building attached to the hotel

    -- Office - 9-story, 110,000 square feet for small to mid-sized
       businesses

    -- New home for the current Bowling Center -3-story building with
       2 floors of convenient structured parking replacing the
       existing bowling center

    -- Retail and Restaurants - Boutique retail and a variety of
       restaurants on the ground floors of the hotel, residential and
       office

    -- Grocery - upscale grocer on the ground floor of the residential
       building in Phase II (ARC is talking with Harris Teeter)

    -- Big Chimney Park improved with gateways and connections to the
       surrounding streetscape, sidewalks, commercial areas and
       residences, along with funding for programming

    -- Streetscaping - Trees and flowers, pedestrian-friendly
       sidewalks and crosswalks, seating, lighting, and connections to
       community spaces, retail, residential buildings and offices

    -- Parking - More than 1,500 convenient parking spaces

    -- Infrastructure improvements and voluntary concessions to
       improve traffic flow and contribute to the health, welfare and
       safety of residents.

City Center is Falls Church City's long-anticipated landmark urban village project. For many years, The City of Falls Church has been researching, planning, investigating and envisioning a vibrant and active downtown for its residents, office workers and visitors. This rezoning application reflects the goals and criteria set forth in the City Center Strategic Plan and the amended Comprehensive Plan and Design Guidelines.

Specifically, the ARC Package includes: Rezoning Application from RM to B-2, Special Exception for Building Height Bonus in a Business District, Special Exception for Residential Development in a Business District, and Special Use Permit for Bank with Drive-Through.

George Mason Square's 91,000 square foot office building on Broad Street was Atlantic Realty Companies' first development project in Falls Church in 1997. They currently have under construction in Falls Church an office building at 500 Maple Avenue and Pearson Square, a mixed-use project on Maple Avenue containing office, retail and residential. ARC worked closely with the City on 500 Maple Avenue and Pearson Square, replacing a warehouse and duckpin bowling facility with an upscale project that will transform the neighborhood.
