Atco Prop. to renovate public spaces at 630 Third Avenue.

Anxious to strengthen its already prominent position in the marketplace, ATCO Properties & Management, Inc. has begun a major renovation of the public spaces at 630 Third Ave. Located at the southwest corner of 41st Street, the 24-floor, 225,000 SF building's facade, entranceway and lobby will be upgraded and modernized. The building is currently home to numerous small- to mid-sized professional firms, including accounting, legal, travel, media and insurance companies.

New stone and granite columns and spandrels will be added to the building to transform the look of the facade from a one-dimensional appearance into a two-story, main floor effect. This will complement all new windows installed in the building a few years ago. A new canopy and beautiful stainless steel storefront will benefit ground floor tenants including Duane Reed, Hides 'n Shape and Monet Boutique.

ATCO will also completely revamp the lobby, creating a concierge station that will serve as the "command center" for the building. The floors, walls and ceiling will be redone and the building's five elevators will all be modernized.

"We view ourselves as the quintessential tenant's landlord, understanding the need to service existing and new tenants alike," said Peter L. DiCapua, senior vice president of ATCO Properties & Management, Inc. "As a building ages, it is important to not only update electrical and HVAC systems and install telecom and data wiring, as we have done over the past few years at 630 Third Avenue, but also to keep the exterior elements up to par. In performing these renovations, we will be able to update the building's public spaces in a way that minimally impacts tenants."

According to DiCapua, one of the ways in which Atco stands apart from the rest of the real estate community is by installing televisions in the main lobby of buildings undergoing renovations, such as 630 Third Ave., a feature that tenants very much appreciate.

Jay B. Walter Architect is serving as the architect for the project, which is slated for completion in June 2001.
