Art of negotiating modern lease discussed.


Understanding the meaningful provisions and tricky clauses associated with developing a sensible lease agreement can save a lawyer from making very expensive mistakes for an office tenant.

This was the focus of a timely seminar presented by the New York Law Journal Founded in 1888, the New York Law Journal is the top-selling legal daily in the United States. . A sold-out crowd of over 200 of the city's top legal minds attended the seminar. Attendees had the unique opportunity to expanded their knowledge of current trends in office lease negotiations and the business implications of the lease document.

The format was a mock lease negotiation with parties representing both the tenant and landlord facing off against each other and negotiating the prototype of a modern lease document.

The three-hour seminar tackled the five most crucial issues concerning lease. document negotiations. In heated, lively discussions, the panelists deliberated the issues of Operating Expenses Operating expenses

The amount paid for asset maintenance or the cost of doing business, excluding depreciation. Earnings are distributed after operating expenses are deducted.

 and Non-Disturbance Clauses. To add excitement, a moderator facilitated and monitored the discussions in conjunction with one of NYC's leading real estate lawyers, who clarified certain issues from the viewpoint of both parties.

Loeb, partner at Kramer, Levin, Naftalis, Nessen, Kamin and Frankel, who played the part of tenant's lawyer; Gosin, who played the part of the tenant's broker; Alan L. Stein, senior vice president of marketing for Rockefeller Center Rockefeller Center, complex of buildings in central Manhattan, New York City, between 48th and 51st streets and Fifth Ave. and the Ave. of the Americas (Sixth Ave.).
