A low-income project for the frail elderly frail elderly,

Unlike many low-income senior residences, this one occupies a prime downtown location in a prime seaside community. It was developed, according to according to

In keeping with the rich, historic tenor of lovely Santa Barbara, Calif., Detlev Peikert (principal of local Bialosky Peikert Architects) set out to echo the residential facets of the neighborhood in his design, relying on Victorian influences for the building's character. On just over an acre of land, Peikert fashioned a layout that wraps 98 living units around a furnished central courtyard to provide secure, year-round outdoor recreation opportunities. He planned generous indoor common areas as well, with lounge and game alcoves on each of three floors intended to promote both planned and spontaneous resident activity.

By locating primary activity and lounge spaces close to the street, adjacent to the covered porch, Peikert has created a successful hierarchy of spaces that allows residents to observe--and feel a part of--the neighborhood.

Lorraine Hiatt: I think that the project has set an unusually high standard.

Martha Child: I'm greatly impressed by the overall appearance of the architectural scheme ... the porch is extremely attractive and, I think, enhances the overall picture.

Jane Rohde: It looks at some of the concepts of new urbanism New urbanism is an American urban design movement that arose in the early 1980s. Its goal is to reform all aspects of real estate development and urban planning, from urban retrofits to suburban infill.  very well.

Rob Voizer: The hierarchy of space was noted, which allows residents to be engaged in the community--from the front porch right through to the activities spaces.
