According to Alster, the brownstones are not individual brownstones at all, but one building with a common entrance and elevators for the top 3 floors. Although a five-story brownstone is charming in appearance, a five-floor walk up is not appealing in today's market.

To keep the charm of the street wall, Brownstone Lane's bottom levels are triplex triplex /tri·plex/ (tri´pleks) triple or threefold.

This innovative design had the History Channel calling GF55 about Brownstone Lane, for a feature on restoring brownstones in Harlem. Gross took the pat on the back and said, "Hate to tell you we can't be on the program. Brownstone Lane has been designed to appear historic, but it is new construction."

GF55 projects, Brownstone Lane along with the adjacent Manhattan Court, an 8-story mid-rise, create basically an entire city block. Fusco calls these projects "Quintessentially New York, a site development with a bookend mid-rise building on the avenue and townhouses that line the side streets." Currently, GF55 is working on its third such design.

Another representative project is Madison Court Apartments and Townhouses an 8-story mid-rise on Madison Ave and characteristic 4-story townhouses on 117th and 118th Streets. The site was designed so that the buildings do not look like they were built together. Instead, the buildings look like they grew over time, like New York.
