Architect Ismael Leyva selected for Forest Hills luxury project.


A residential and mixed-use condominium development will soon begin construction in the heart of Forest Hills, an area of Queens that has not seen a notable luxury residential project in over ten years.

The 95 condominium apartments will be part of a mixed-use building located at 71st Road and Queens Boulevard Queens Boulevard is a major thoroughfare in the New York City borough of Queens, forming part of New York State Route 25. Location

Ismael Leyva, an architect known for his work on such notable Manhattan projects as The Chatham, The Park Imperial and the residential condominiums at Time Warner Center The Time Warner Center is a mixed-use skyscraper developed by The Related Companies in New York City. Its design, by David Childs and Mustafa Kemal Abadan of Skidmore, Owings & Merrill, consists of two 229 m (750 ft) towers bridged by a multi-story atrium containing upscale retail , has designed the new 21 story building.

The new building will contain a 128,000 s/f residential tower with condominiums ranging in size from a 725 s/f one-bedroom to a 1,750 s/f three-bedroom apartment. All apartments will have 9-foot high ceilings, washers and dryers, high-speed telecommunications and cable connections.

The residential tower will also include a fitness facility, a multi-purpose area, and a 6,000 s/f terrace accessible to all residents, in addition to a 1,600 s/f roof deck. Below the tower will be 8,000 s/f of commercial space, a residential lobby with a 24-hour doorman, a multi level parking garage and 1,000 s/f of community space.

The facade of the building will be composed of traditional beige colored brick with floor to ceiling bronze tinted glass windows that will define the corners of the structure. The residential lobby, also designed by Ismael Leyva, will include wood covered columns with black granite vertical reveals; and inlaid in·laid
