More and more building owners throughout the metropolitan area -- including the five boroughs, Long Island, Westchester and cities in northern New Jersey -- are demanding better security through the use of more sophisticated systems, he says. "Many owners and managers of new residential buildings who were scheduled to use a simple intercom through the telephone are now having seconds thoughts," adds Bohbot. "Instead, they are looking beyond the easy and less expensive route to a product that will provide residents with more privacy, security and amenities. In particular, they are looking to systems that provide people with constant communication with the concierge and a product and service that functions 24/7, notes Bohbot. "For example, on West 42nd Street a developer took a more proactive stance by canceling a simple phone line intercom system, and instead chose a video intercom and alarm system with many conveniences and safety features," he says. Bohbot recommends that building owners assess their current system to determine its reliability, functionality and effectiveness, by asking the following questions: * Is it important to visually identify a visitor before answering a call? * Are all entrances to the property and other public areas, such as the laundry room A laundry room (also called a utility room) is a room where clothes are washed. In a modern home, a laundry room would be equipped with an automatic washing machine and clothes dryer, and often a large basin, called a laundry tub, for hand-washing delicate articles of clothing such or garage, secure? * Is it easy to contact the concierge or superintendent quickly? * Is the security system improving the quality of life and safety for all residents? If the answer to any of these questions is no, says Bohbot, landlords should take proactive steps towards purchasing a new system or upgrading the old one. Among the essential aspects that must be considered, he says, are a video intercom system, a high quality audio announcement, home intrusion alarms, smoke and medical alerts, and on-screen on·screen or on-screen adj. & adv. 1. "Security systems protect residents' valuables and save lives. They also provide comfort and preserve one's privacy. In reality, they are the most important amenity a·men·i·ty n. pl. a·men·i·ties 1.
