Americas Tower signs new lease, first tenant takes occupancy.

Novell, Inc., an operating software company and the developer of NetWare, for 23,000 square feet of regional office space in the 34th and 35th floors of Americas Tower, 1177 Avenue of the Americas. The Provo, Utah-based company's 10-year lease propels Americas Tower to just shy of being 65 percent leased within seven months of the one million square foot tower's opening on 45th-46th Streets in midtown.

According to Nancy C. Nemiroff, director of Leasing and Marketing for the owners, KG A&A Corporation, negotiations began at 7,000 square feet, then significantly increased in the course of discussions.

Richard Duryea of Richard D. Duryea, Inc. represented Novell in the transaction and Cushman & Wakefield represented Americas Tower.

Novell Inc. joins such institutions as Price Waterhouse, Bank Hapoalim, Wausau Insurance, NHK (Japan Broadcasting Company), American International Group and Peterson Consulting at Americas Tower. Price Waterhouse, whose original lease was the largest signed Manhattan in 1992, recently expanded its space to over 360,000 square-feet.

The office tower is also celebrating its first move-in, Peterson Consulting Limited Partnership which occupies 14,500 square-feet on the 36th floor.
