American Eagle leases flagship store and office space.


SL Green Realty Corp. in partnership with Jeff Sutton, announced today that American Eagle Outfitters Inc. will establish a 25,600 s/f flagship store at 1551-1555 Broadway, in the heart of New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 City's Times Square.

Construction has begun on what will be a spectacular glass box retail structure with a 250 foot high sign tower located at the former Howard Johnson's Howard Johnson’s

restaurant-motel chain throughout America; buildings recognized by their bright orange roofs. [Trademarks:Crowley Trade, 274]

The store will feature 171 feet of Times Square frontage--with 71 feet facing Broadway's most heavily traveled sidewalks at the center of the famous "bow-tie" in front of the "Spanish Steps The Spanish Steps (Italian: Scalinata della Trinità dei Monti) is a set of steps in Rome, Italy, climbing a steep slope between the Piazza di Spagna at the base and Piazza Trinità dei Monti, dominated by Trinità dei Monti, the church that was under the patronage of " of Times Square currently being constructed at the old TKTS TKTS Tickets  Plaza.

It will include 3 floors plus basement of retail space, each containing 19 foot ceilings. The store will be highlighted by over 14,500 s/f of dynamic branding and tenant signage opportunities.

The building is being developed by the SL Green/ Sutton joint venture specifically to fit the needs of American Eagle, one of the nation's premier retailers. American Eagle currently operates 852 stores in 50 states, the District of Columbia District of Columbia, federal district (2000 pop. 572,059, a 5.7% decrease in population since the 1990 census), 69 sq mi (179 sq km), on the east bank of the Potomac River, coextensive with the city of Washington, D.C. (the capital of the United States).  and Puerto Rico Puerto Rico (pwār`tō rē`kō), island (2005 est. pop. 3,917,000), 3,508 sq mi (9,086 sq km), West Indies, c.1,000 mi (1,610 km) SE of Miami, Fla. , and 74 American Eagle stores in Canada. The company has signed a 15-year net lease.

 Prime Realty, which is the exclusive broker for American Eagle in New York acted as broker for this transaction with Cushman & Wakefield Retail Services.

The Moinian Group signed a 56,324 s/f lease with American Eagle Outfitters, Inc. at 417 Fifth Avenue in New York, NY. Daniel Gohari, vice president and director of commercial assets, made the announcement.

 negotiated on behalf of American Eagle Outfitters; Michael Dreizen and Andrew Udis of Newmark Knight Frank represented the Moinian Group in the transaction.

The new 56,324 s/f lease for the national retail clothing chain encompasses space on the 10th floor, part of the 9th floor and the entire 8th floor of the 410,000 s/f, 11-story office property.

"We are pleased to welcome American Eagle Outfitters to 417 Fifth Avenue," Gohari commented. "The Moinian Group acquired this property in July and in less than six months of ownership, we have achieved 100% occupancy."

Situated on the corner of 38th Street in Manhattan, the property features high ceilings, modernized interiors, luxury amenities and an in-house management team. Major tenants of 417 Fifth Avenue, which offers 50,000 square feet of prime retail space, include Turner Broadcasting, Atari, Marvel Entertainment and CIBC CIBC Canadian Imperial Bank of Commerce
