In a recent SEC filing, AMSE announced that as of the end of the third quarter on Sept. 30, 1999, gross revenues had increased by 240%, to $2,984,000, compared to $877,755 during the same period in 1998. This growth, consistent with the stated business objectives, is attributed to expansion, acquisitions and growth in the company's reverse mortgage business. AMSE's fourth quarter gross revenues also show solid growth, "fueled primarily by the addition of revenues from Jupiter Mortgage Corporation," Locke said.

The plan for 2000, according to Locke, is aggressive and in motion.

"Though we believe we are currently ranked in the top 10 reverse mortgage providers nationwide, by the end of 2000 we should have achieved a place among the top three," Locke said. Locke detailed a year, ending Dec. 31, 1999, that brought tremendous growth in sales and steps toward national expansion.
--       In January of 1999 AMSE acquired Capital Funding Corporation
         of South Florida. At the time of acquisition, Capital had
         seven retail loan centers in Florida and an estimated $125
         million in loan originations.
--       During the summer of 1999, AMSE announced its intent to merge
         with Senior Income, a Chicago-based reverse mortgage company
         which generated approximately $50 million in reverse
         mortgages in 1998. The transaction is currently under
         contract, and all due diligence has been completed.
--       In July of 1999 AMSE acquired certain assets and staff of
         Amerifirst Mortgage Corporation, a leading reverse mortgage
         originator in the Northeast. Licensing is pending.
--       In August of 1999 AMSE finalized the acquisition of Jupiter
         Mortgage Corporation, thereby expanding our offices by three
         in Florida and another in Colorado.
--       In September of 1999 two subsidiaries, Jupiter Mortgage and
         Capital Funding merged, to maximize the talent and create
         efficiencies system-wide. Jupiter now operates eight offices
         and covers two states.
--       In November of 1999 AMSE entered into an agreement with Coast
         Partners to develop special reverse mortgage warehouse
         facilities.
--       In December of 1999 AMSE announced further plans to integrate
         its existing backroom operations in 2000, creating greater
         efficiencies.
