All is well in Windsor Park.

David Cronheim Company, a commercial real estate brokerage firm and exclusive leasing agent for Windsor Industrial Park, recently reported brisk leasing activity at the 330,000 s/f industrial park located at 92 No. Main St. in Windsor, N.J.

The activity reflects 11 lease deals totaling 100,890 s/f.

According to Chris Kaempffer, Cronheim's vice president in charge of leasing at Windsor, new tenants include Besam Automated Entrance Systems, Inc. (13,640 s/f), Samatee International (3,410 s/f), Factor Systems Inc, dba Billtrust (3,410 s/f), Sophisticated Chocolates, (6,820 s/f) Fenton Tile Company (12,000 s/f) and Windsor Heights Janitorial (3,410 s/f).

In addition to the new signings, several tenants renewed leases for currently occupied space. They include Wiley's Sweeping and Striping (6,000 s/f), Dextar World Trade (6,000 s/f), Creative Ceramic Tile (8,000 s/f), GWF Associates (4,200 s/f) and Southern Acquisitions (12,000 s/f). Kaempffer also said that Verizon exercised an option to renew 22,000 s/f two years earlier than required by lease provisions.

"This is a highly desirable location and we have a waiting list of companies seeking smaller increments of space," Kaempffer said. He explained that in order to accommodate the increasing number of prospective tenants a new 30,800 s/f industrial-flex building opened within the past few months and is fully leased.

"The 20th building was created to fill the demand for industrial space on or near the Route 130 corridor. The new building features 24' clear ceilings," Keampffer noted, adding that the industrial park will only accommodate another 45,000 s/f of buildings.

However, there are currently no plans to add more buildings, which would allow for an expanded tenant base.

Windsor Industrial Park is strategically situated along Routes 130 and 33, minutes away from New Jersey Turnpike Exit 8 and Interstate 95.
