Albanese tops off latest green tower. The Albanese Organization has topped off Manhattan's newest environmentally engineered residential tower, the Verdesian, a 24-story, 299,000 s/f building located in Battery Park City. The topping off marks completion of structural construction, which began in September 2004, and the commencement of finishing. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of is expected to be completed in January 2006. The Verdesian is being developed by the Albanese Organization in partnership with the Northwestern Mutual Life Insurance Company, the same team that introduced environmentally advanced urban living to the U.S. in 2003 with The Solaire, the nation's first environmentally engineered residential tower. Turner Construction Turner Construction Company is one of the largest construction management companies in the United States with a construction volume of $8.5 billion in 2006. According to Engineering News-Record Company is the general contractor for the project, which was designed by Cesar Pelli and Associates, designers of The Solaire. The development team also includes Schuman Lichtenstein Claman & Efron, as building architect; Flack & Kurtz, as mechanical and electrical engineer; and DeSimone Consulting Engineers, as structural engineer. "The entire team has done a tremendous job of preparing The Verdesian for market, and the Battery Park City Authority The Hugh L. Carey Battery Park City Authority is a New York State public benefit corporation whose mission is to plan, create, co-ordinate and maintain a balanced community of commercial, residential, retail, and park space within its designated 92-acre site on the lower west side has again provided invaluable leadership in implementing Governor Pataki's vision for a green New York," said Russell C. Albanese, President of the Albanese Organization. "This is very exciting time for environmentally engineered development, particularly in major urban centers. It is very gratifying grat·i·fy tr.v. grat·i·fied, grat·i·fy·ing, grat·i·fies 1. To please or satisfy: His achievement gratified his father. See Synonyms at please. 2. to play a part in it." The Verdesian is located at 211 North End Ave. adjacent to Teardrop Park, just east of The Solaire, in Battery Park's northern neighborhood. It offers residences ranging from studios to 3-bedroom apartments. Chief among the building's many environmental features are an HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines. In large datacenters, a humidity-free room with a steady, cool temperature is essential for the trouble-free system that conditions fresh air introduced into each apartment, exceeding New York City New York City: see New York, city. New York City City (pop., 2000: 8,008,278), southeastern New York, at the mouth of the Hudson River. The largest city in the U.S. energy efficiency standards by almost 40%, and a natural gas microturbine that will produce 70 kilowatts of electric power, or 20% of the building's base electric load, while recapturing enough bi-product heat energy to generate 100% of the building's domestic hot water needs. Overall the building will lower peak electric demand by 65%. The building will have air filtration systems that optimize indoor air quality Indoor Air Quality (IAQ) deals with the content of interior air that could affect health and comfort of building occupants. The IAQ may be compromised by microbial contaminants (mold, bacteria), chemicals (such as carbon monoxide, radon), allergens, or any mass or energy stressor for the benefit of residents and staff. The integrity of the internal environment will also be protected through the use of finishing materials containing no or low volatile organic compounds volatile organic compound Environment Any toxic cabon-based (organic) substance that easily become vapors or gases–eg, solvents–paint thinners, lacquer thinner, degreasers, dry cleaning fluids . High recycled content is required both for construction and finishing materials used throughout the building. The building will be linked to The Solaire's existing black water treatment plant, which recycles water from bathrooms and kitchens to re-supply toilets and provide make up water for the HVAC system cooling tower. |
