Albanese's green building all ready for its residents.


The first tenants of New York's newest "green" residential tower moved into their environmentally engineered apartments last week.

Located at 211 North End Ave., adjacent to the Tear Drop Park in lower Manhattan, the Verdesian on the Park was developed by the Albanese Organization in partnership with the Northwestern Mutual Life Insurance Company. Pelli Clarke Pelli Architects and SLCE SLCE System Life-Cycle Engineering  Architects, the award-winning team behind the Albanese's previous green building, The Solaire, designed this project.

The 26-story, 300,000 s/f Verdesian brings 254 new green residences to New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
. The rental tower combines sophisticated technologies with natural materials to optimize resident comfort, maximize efficiencies and enhance indoor air quality Indoor Air Quality (IAQ) deals with the content of interior air that could affect health and comfort of building occupants. The IAQ may be compromised by microbial contaminants (mold, bacteria), chemicals (such as carbon monoxide, radon), allergens, or any mass or energy stressor  while conserving the earth's resources. Residences at the building range from 500 s/f studios starting at $2,350 a month to 1400 s/f three-bedroom homes starting at $6,500 a month.

Some of the building's most important green features include:

Fresh filtered air, 85% free of particulates, continuously humidified or dehumidified (depending on season);

Digital programmable thermostats in every residence;

Floor-to-ceiling windows;

Custom solar shades;

FSC-certified woods and no or low Volatile Organic Compound volatile organic compound Environment Any toxic cabon-based (organic) substance that easily become vapors or gases–eg, solvents–paint thinners, lacquer thinner, degreasers, dry cleaning fluids  materials and finishes;

Centrally filtered water system, with secondary filtration at refrigerator dispensers;

EnergyStarR appliances;

Master light switches.

Building-wide engineering features include an HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines.
