After More Than 20 Years of Planning, Playa Vista Residential Construction Begins; More Than $400 Million in Phase One Builder Deals Announced.

 Vista representatives and more than 200 guests gathered today to announce $420 million (retail value) in residential builder deals for the first 1,600 homes in Phase One and to celebrate construction of the site's first building.

After more than 20 years of planning, legal battles and changes in ownership, Playa Vista's residential construction is now underway.

Deals with seven residential building companies were announced at the news conference staged in a hangar on the former Howard Hughes Aircraft Hughes Aircraft Company was a major aerospace and defense company founded by Howard Hughes. The group was based near Ballona Creek, in Culver City, California, USA, on the Pacific Coast.

Hughes Aircraft was acquired by General Motors in 1985.

John Laing plc is a British developer and operator of privately financed, public sector infrastructure projects such as roads, railways, hospitals and schools through Public-Private Partnership (PPP) and

During the project's first phase, these prominent companies will construct a wide variety of residential living spaces. One of the first residential projects under construction is the Fountain Park Apartments, which will provide much needed affordable housing on the city's Westside, as well as market rate units.

Today's event also celebrated the first structure taking shape on the Playa Vista site -- the 6,600-square-foot Visitor Center, which will feature multi-media displays demonstrating and defining the sustainable design concepts that will characterize Playa Vista.

Expected to open this summer, the Visitor Center will incorporate many sustainable design principles like photo-voltaic energy, natural lighting, recycled building materials Building materials used in the construction industry to create .

 and a drought-resistant landscape around the building that will mirror, in part, the future restoration of the area's natural environment.

, the Visitor Center will illustrate what living at Playa Vista will be like. Through displays and exhibits, visitors to the Center can learn about Playa Vista's innovative blend of homes, shops, work places and open space, and the careful incorporation of these elements into the area's essential environmental restoration.

&uot;The Center's displays will explain how the design of the community is market driven, will implement sustainable design and demonstrate how connectivity and technology will benefit residents of Playa Vista,&uot; said Ken Agid, vice president of marketing for Playa Vista. &uot;The purpose of the Visitor Center is not to sell homes, but to introduce people to the Playa Vista community.&uot;

Phase One's residential districts will include a mix of apartments, condominiums, townhomes and single-family homes. Architects and a number of design consultants developed more than 13 different housing concepts that include 70 different floor plans. The housing concepts feature a broad range of styles from Art Deco art deco (ärt dĕkō`; är dākō`, ärt) or art moderne (är môdĕrn`, ärt) , to Spanish, Italiante and Postmodern designs.

More than 800 residences priced from less than $200,000 to more than $1 million are projected to be available in the initial increment To add a number to another number.  Ahwahnee Award for recognition as a model &uot;smart growth&uot; project. It will include a mix of residential housing from affordable to luxury, plus office and commercial space. A major component will be The Campus at Playa Vista (an entertainment, new media and technology complex that will include sound stages and production facilities), plus parks and recreational amenities, all set next to a restored wetland and wildlife preserve.

More than half of the project will be devoted to open space, including the restoration and expansion of the Ballona Wetlands The Ballona Wetlands is located in Southern California, USA adjacent to Marina del Rey and Playa Vista. It is the last significant wetlands area in the Los Angeles basin, and is named for Ballona Creek which runs through the area. . This restoration will improve habitat for many species of flora and fauna, and during the first phase of development, create a freshwater marsh and restore a portion of Centinela Creek along the Westchester bluffs to a natural state.

Playa Vista Phase One is fully entitled, for up to 3,246 new residences in an array of housing types, and will create thousands of jobs. Playa Vista is also sponsoring PVJOBS, a program that matches at-risk youths and young adults with construction jobs at the project.
