Ackman-Ziff goes across country with $390m in deals.


The Ackman-Ziff Real Estate Group arranged a $35 million leasehold mortgage for a 151-unit, residential rental project in Manhattan

The loan was for 10 years with the first three years interest only. The capital source did not require a debt service coverage test which enabled the borrower to maximize loan proceeds.

The property consists of two buildings. One is a full service, 24-hour doorman, luxury residential rental apartment building containing 131 residential rental apartment units and 36,706 s/f of retail space.

The second building is a five-story walk-up residential rental apartment building, located immediately adjacent. The second property contains 20 one-bedroom residential apartments units. The property was built in the early 1900's.

Ackman-Ziff also arranged a $11,750,000, 10year, three years interest only acquisition loan for a loft building in midtown mid·town

Located in the Garment District The Garment District is a store in Cambridge, MA and is well known for its Dollar-A-Pound clothing store. The Garment District started out as an offshoot of Harbor Textiles, a textile company which produced wiping cloths for industry that began in the late 1940s.  the property is at the center of commercial and residential investment and development activity in Manhattan.

The 80,000 s/f, eight-story building was constructed in 1922 and historically housed offset printing operations, commercial offices and garment manufacturers.

In Harrison, NY, Ackman-Ziff arranged a $29,000,000 leasehold financing for Saxon Woods Corporate Center, a 236,925 s/f, two-building office campus located at 550 and 600 Mamaroneck Avenue;

A $16,850,000 construction facility loan was also arranged for The Concession Phase II, Florida's new $600 million, 1,232-acre luxury, private, gated estate golf course community;
