AT&T names agent to sell mega distribution center.

American Telephone & Telegraph is seeking a buyer or lessee for its 900,000-square-foot distribution center at the foot of the Ramapo Mountains in Rockland County, New York.

Built in 1976, the AT&T facility, one of the largest of its kind in the Northeast, has been used to store and distribute industrial and consumer products, according to Alan B. Weisman, senior vice president, Wm. A. White/Grubb & Ellis, New York, exclusive brokers for the sale.

AT&T's space needs have been changed as a result of the formation of the 'Baby Bells,' according to Weisman.

Located at Exit 14B of the New York State Thruway, the AT&T facility has quick and easy access to, all maor connecting arteries. Completion of Route 287, the connection loop around New York City, is expected in six to nine months and will cut distribution time further by linking up Northern and Central New Jersey with Westchester, Orange and Rockland Counties in New York.

The one-story steel structure has more than 30-foot ceiling heights and 64 electrically operated tailgate loading docks with levelers, seals and dock lights.

The 63 landscaped acres include a five-door, 10-car double track active CONRAIL siding and on-8ite parking for 286 cars with expansion capabilities, Weisman said.

The facility includes 24,000 square feet of fully airconditioned office areas on two levels, as well as voice and data communication network with a highly sophisticated multi-component system.
