AFC Realty tries its foreign fortune.

As part of an aggressive campaign to strengthen its presence in new territories, AFC Hotel Finance Group has arranged financing for a 306-room hotel in Canada.

AFC Hotel Finance Group recently secured a $20 million loan to refinance the prominent Sheraton Cavalier Hotel in Calgary, Alberta, according to Peter Berk, president of AFC Hotel Finance Group, a wholly-owned division of Manhattan-based AFC Realty Capital.

The transaction attracted a tremendous amount of lender attention due to the high quality of the asset and low leverage nature of the loan, Mr. Berk noted. The fixed-rate loan was originated and placed by Mr. Berk with a Canadian Bank and will be part of a Canadian securitization this month.

"This was a great example of how we were able to bring our hotel knowledge and capital markets experience to areas outside of the U.S. and create a sophisticated financial offering for the owner," he said. "Ultimately, it is the owner who wins by getting the very best rate and terms available in their market."

Situated just 10 minutes away from the Calgary International Airport and City Centre, the Sheraton Cavalier Hotel boasts a prime location in the heart of the city, offering fabulous views of Calgary's skyline and the Rocky Mountains.

The upscale full-service hotel features two luxury restaurants and two lounges. Other amenities at the property include the Oasis River Country atrium waterpark, featuring two giant waterslides, two whirlpools, saunas and a large main pool, kiddie pool, 24-hour exercise facility aria snack bar.
