92,000 s/f Broadway hot spot is up for grabs.


As much as 92,000 square feet of space is now available at 1359 Broadway, giving prospective tenants the opportunity to relocate to a prime building in the hot Times Square south district at affordable rates, according to Brian Waterman, executive vice president, Newmark & Company Real Estate, the building's managing and leasing agent.

The space, which is available on floors two, three, four and six, gives prospective tenants the ability to carve out to make or get by cutting, or as if by cutting; to cut out.

Each floor offers just under 23,000 square feet.

An ambitious $30 million-dollar capital improvement program is in the design phase. The extensive renovation will include new windows; new bathrooms; a new HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines. In large datacenters, a humidity-free room with a steady, cool temperature is essential for the trouble-free  system; new elevators and operating systems; and refurbished public corridors and lobby.

"Ownership is committed to working with prospective tenants to create a space that allows them to conduct business efficiently and in a pleasant environment," says Mr. Waterman.

In all cases, prospective tenants can choose from both build-to-suit and pre-built opportunities. They will also benefit from ownership's financial commitment, which has remained consistent throughout all economic cycles.

1359 Broadway is owned by Marlboro Building Associates LLC, a partnership led by Peter L. Malkin. Broker commissions are paid in full at lease signing.
