Identified as an emerging neighborhood, several prominent developers have invested in the area, offering buyers a new breed of residential condominiums. In April 2003, the following projects began changing the landscape of this neighborhood:

Development in this area continues to boom with the recent announcement of The Related Group's newest waterfront project, Oasis on the Bay, located at 7951 NE Bayshore Court in Miami.
