62,000 s/f space lets HA consolidate in the Bronx.

The transaction completes a four-year space search for NYCHA NYCHA New York City Housing Authority , and the consolidation of employees from three separate locations elsewhere in the Bronx to a single floor at the new building.

The 20-year lease brings occupancy in the new building to 75 percent occupancy, less than a year after its completion, signifying Signifyin' (slang) is an African-American rhetorical device featuring indirect communication or persuasion and the creating of new meanings for old words and signs. The Hutchinson Metro Center is the first class-A office complex to be built in the Bronx in more than a decade. Originally set on 18.5 acres, it boasts 460,000-square-feet of premier office space. Upon completion of the NYCHA transaction, just 115,000 square feet of space remains available for lease in the first building.

Based on significant demand for class-A construction in the Bronx, and the project's immediate success, the ownership, Simone Development Companies, has purchased an additional 24.5 acres on site, creating an as-of-right opportunity for an additional 640,000-square-feet of office space. "With its expansive floor plates and competitively priced rents, the Hutchinson Metro Center appealed to NYCHA, which was looking to operate more efficiently by consolidating their operations under one roof," said Cushman & Wakefield's Ms. Stacom.

"NYCHA was seeking a centrally located alternative that would serve to consolidate its office space requirements out of housing complexes spread throughout the Bronx," said Mr. Astrachan. The result is more room for housing for those in need."
