401 Franklin Ave retains Doubleday & Company.

For Fox & Fowle Architects, the story of 401 Franklin Avenue in Garden City, New York, is a fascinating one, as it is for its present owners, Rosefield Properties with Rockrose. 401 Franklin Avenue was previously owned by Doubleday & Company and it is now occupied by them as a tenant.

In its present from, 401 Franklin Avenue is a self-contained three-story office building with its own entrance. Originally, before the renovation, it was an addition to the adjacent building.

The renovation by Fox & Fowle Architects includes the provision of a new facade, entry, lobby, stair and toilets...also a completely new mechanical system. Internally, existing stairs were removed to provide more perimeter office space. The building has a new cafeteria and dining space, as well as a health club in the lower level. The ground floor has storage areas.

401 Franklin is the first phase in a total renovation of a 300,000 sq. ft. office complex. It is distinguished by new-exterior recladding in three colors of Norman brick veneer, green tinted glass and two mullion colors. Windows are set back 4" at the first and second floors, lines of brick coursing have been projected 1", and two window mullion depths have been used to provide variation in the depth of the facade. Brick and green slate medallions accent the top band of buff colored brick over the third floor windows.

A slate and concrete paved plaza leads to an aluminum canopy and vestibule. The entrance is marked by a curved aluminum eyebrow over the two story high glass storefront, whose columns are recalled in the lobby beyond. Green slate used on the lobby walls is incorporated into the dark ironspot brick entrance piers. The lobby paving is a rich pattern of green, silver gray, and black slate. Windows from the second floor tenant space overlook the two-story high lobby.

With the completion of Phase One, 501 Franklin Avenue is next on the horizon.
