3RD GO-AROUND FOR CONDOS SCALED-BACK PROJECT TO BE RECONSIDERED BY SIMI COUNCIL.

 project planned for the foot of ``Happy Face'' hill has been scaled back and will be reconsidered again by the City Council.

The Larwin Co. plans to propose a 66-unit project that will sit 125 feet back from the Ronald Reagan Freeway, which should be heard by the City Council in two to four months, said City Manager Mike Sedell. It will be the third time in less than two years that the project has gone before the council.

After a five-hour hearing on Jan. 10, a split council rejected the 75-unit project, which called for 25 triplexes on a 10-acre property at Kuehner Drive north of the Ronald Reagan Freeway.

Opponents of the project say it will lead to a loss of open space and wildlife habitat and increased traffic, pollution and urban sprawl.

In addition to cutting the number of units, the project has been redesigned to remove a huge sound wall adjacent to the freeway off-ramp

 said. It will also be pushed back 125 feet from the freeway and has been reduced by three buildings for a total of 66 units.

Miller and Councilwoman Michelle Foster, who were among the majority who rejected the 75-unit project, requested the council look at the revised plan. The City Council unanimously backed the motion this week.

In 2003, the City Council sent the project back for preparation of an environmental impact report.
