34,000 s/f in deals at 75 Broad Street.


JEMB JEMB Joint Environmental Management Board (US DoD)  Realty announced 33,666 s/f in new leasing activity at 75 Broad Street, bringing the Downtown landmark to 100% leased. Morris Jerome, principal of JEMB Realty, made the announcement.

"With more than 120,000 s/f in leasing activity at 75 Broad Street in the last year alone, Marco Polo Marco Polo: see Polo, Marco.  Network, Cos Inc., Correction Officers' Benevolent Association and ESRI (Environmental Systems Research Institute, Inc., Redlands, CA, www.esri.com) The world's leading developer of geographic information systems (GIS) software, including programs that plot ZIP codes and addresses, demographic information and detailed, color-coded data.  have brought the prewar tower to 100% leased," stated Frank Cento, of Cushman & Wakefield.

Marco Polo Network, a leading financial service company, will occupy 15,644 s/f on the 15th floor of 75 Broad Street in a relocation from 139 Centre Street. Bill Peters and Derek Trulson of Staubach Realtors represented Marco Polo Network.

"Marco Polo Network sought the Downtown Manhattan location, high-speed connectivity and excellent value achieved at 75 Broad Street," commented Peters. "The JEMB team agreed to an aggressive project schedule and personally oversaw the build-out this firm required."

Correction Officers' Benevolent Association committed to a 10,361 s/f space on the 8th floor. Lewis J. Cowan of Grubb & Ellis negotiated on behalf of Correction Officers.

"The combination of a completely modernized building, owner flexibility and accommodating build-out option was the primary reason Correction Officers' Benevolent Association made 75 Broad Street its new business address," Cowan said. "Paired with Lower Manhattan Lower Manhattan is the southernmost part of the island of Manhattan, the main island and center of business and government of the City of New York. Lower Manhattan is generally defined as the area delineated on the north by Chambers Street, on the west by the Hudson River (North  tax abatements and incentives, the net result was a more competitive transaction."

Cos Inc, a computer service business, has signed a 1,905 s/f space on the 21st floor. Wes Rudes of Murray Hill Murray Hill may refer to one of the following places:
  • Murray Hill, Kentucky
  • Murray Hill, Manhattan, a residential neighborhood in New York City
  • Murray Hill, Queens, a different locality in New York City
  • Murray Hill, New Jersey
  • Murray Hill, Pennsylvania
 Properties represented Cos Inc. in the negotiations.

ESRI, a designer and developer of geographic information system geographic information system (GIS)

 technology, has expanded to a 5,756 s/f space; Moore Partners' Jason Hofmann represented ESRI in the transaction.
