The new owners plan to develop a 150,00 s/f, build-to-suit distribution facility for FedEx Ground FedEx Ground is a shipping company headquartered in Moon Township, Pennsylvania, a suburb of Pittsburgh. Originally a small regional package shipping company called Roadway Package System (RPS), it was created to be a discount competitor to UPS.  in conjunction with Woodmont Properties.

Formerly a portion of the North Sussex Street landfill, this site's new use represents a new tax revenue for the Town of Dover as well as new employment opportunities for the town's residents.

In addition to the FedEx Ground facility, Woodmont plans to develop a hotel and office building on an adjacent 15 acres of property. On December 20, 2006, the corporation, also known as CBRE, completed acquisition of Trammell Crow Co. in a transaction valued at $2. , now with Grubb & Ellis, represented Scannell Properties in this transaction.
