1031 Exchange Options Announces $55 Million in Multifamily Community Acquisitions in North Carolina.

WALNUT CREEK, Calif. -- Cary Losson, Founder and President of 1031 Exchange Options, today announced on behalf of its clients, the successful acquisition of three co-owned property investments in North Carolina: Mission Mallard Creek, Mission University Place, and Courtney Creek. The three multifamily properties total more than $55 million. 1031 Exchange Options represented individual investors in the properties, many who successfully completed 1031 exchanges with the acquisition of their undivided fractional interest in one of the properties.

Mission Mallard Creek is located in the northeastern portion of Charlotte, NC in the heart of the well known University City area. With 240 units, the property is spread across nearly 17 acres and includes a business center, fitness center, clubhouse, swimming pool, playground, car care center, and a picnic area. The property was acquired for $15.6 million and is currently 92.5% occupied.

Mission University Place is a 276-unit apartment community also located in the University City area of Charlotte. Acquired for $16 million, the property's amenities include a swimming pool, fitness center, and a tennis court. The property is currently 92.4% occupied.

Courtney Creek is a 280-unit apartment community acquired for $23.9 million. The property is located in Durham, North Carolina, part of the Raleigh/Durham/Chapel Hill area, which is home to the State Capital and 31 colleges and universities, including Duke, UNC, and NC State. Courtney Creek's amenities include a community clubhouse, business center, resort style pool, a fitness facility and a Fun and Study center for children. The property is currently 90% occupied.

Durham also has a solid rental base with more than 30 colleges and universities in the area, in addition to the city's reputation as the City of Medicine, USA because it is home to more than 300 medical and health-related companies."

Triple Net Properties, a diversified real estate enterprise, in partnership with Mission Residential, a multi-faceted multifamily real estate acquisition and management company with locations in Texas and Vermont, acquired Mission Mallard Creek from Nevin Road Associates, LLC, and Mission University Place from Emerald Cove, LLC, on behalf of the each of respective co-ownership group of TIC investors. US Advisor acquired Courtney Creek from Courtney Creek Investors, LLC on behalf of the third group of TIC investors.
