'Outstanding service' leads to BOMA award.

Trizec Properties, Inc., one of North America's leading office property owners, has credited American Building Maintenance of New York (ABM) for their role in The Grace Building winning the prestigious Pinnacle Award for Office Building of the Year from the New York Chapter of the Building Owners and Managers Association (BOMA-NY).

"BOMA New York's Pinnacle Awards represent the standard of excellence for our industry and Trizec is very proud to once again be recognized with this honor," said Jerry Schumm, Vice President of the Eastern Region for Trizec Properties, Inc., whose entire New York/New Jersey portfolio of premier Class A commercial properties has been serviced by ABM for many years.

The Grace Building, Trizec's elegant 1.5 million square-foot Skidmore, Owings & Merrill designed Midtown Manhattan icon at 1114 Avenue of the Americas at 42nd Street, has received the 2003 Pinnacle Award from BOMA New York for Operating Office Buildings Over 1 Million Square Feet. The award is based on physical attractiveness, efficiency of operation and community involvement or impact.

Each of the nominated buildings must submit a comprehensive BOMA entry binder and participate in a Building Inspection walk-through conducted by the judging team.

Entrants are judged on a checklist of building specifics and graded on a scale of zero (poor/unacceptable) to four (excellent). But not every aspect of the judging process is easily quantifiable.

In addition to the usual operational, engineering or architectural checklist items are professional skills and attributes, ranging from the politeness of the concierge to the computer skills of the accounting department and the quality of the recordkeeping system.

These exacting standards--and attention to the most minute of details--make these awards the standard of excellence for the industry.

These local BOMA chapter winners are now entered into the national TOBY awards--first at the Regional level and then at the North American level. Regional winners are usually announced in April at the annual BOMA Mid-Atlantic Conference event, and the International winners are announced in June at the Association's annual convention and trade show.
