$112.5 Million Refinancing Secured by HFF for Class A Multifamily Community in Chicago's Lincoln Park Neighborhood.

CHICAGO -- The Chicago office of HFF (Holliday Fenoglio Fowler, L.P.) has secured a $112.5 million refinancing for Eugenie Terrace Apartments, a 44-story, Class A multifamily community in Chicago's Lincoln Park neighborhood.

HFF senior managing director Mike Kavanau along with director Matthew Schoenfeldt worked on behalf of Eugenie Terrace Associates, LLC to secure a 10-year, fixed-rate loan with LaSalle National Bank, a conduit lender. The securitized financing will be used to retire an existing mortgage and implement a unit upgrade program.

Located in the affluent Lincoln Park neighborhood, Eugenie Terrace Apartments offers convenient access to Chicago's central business district via numerous bus routes and the El train. The 97% occupied property has 575 studio, one-bedroom and two-bedroom units averaging 845 square feet each and features floor to ceiling windows with views of Lake Michigan and the city skyline. Community amenities include a rooftop sundeck, heated outdoor swimming pool, sauna, fitness center, clubroom, business center and concierge service.
